How’s the Broward County Real Estate Market?
The July numbers remind us why there isn’t one simple answer.
Overall, Broward saw closed sales increase 3.0%, the median sales price rise 7.4%, and the number of homes for sale decline 24.4% compared with July 2025.
But look a little closer and two very different markets emerge.
Single-family homes
Median price: $655,000
Median time to contract: 28 days
Months of inventory: 4.1
Condos & townhomes
Median price: $261,250
Median time to contract: 63 days
Months of inventory: 9.5
So when you hear that Broward is a “buyer’s market” or a “seller’s market,” there’s another question worth asking: What kind of property are we talking about?
That’s this month's Broward Market Check-In. I hope you found this information helpful. Remember, the numbers will change from month to month, but the goal stays the same. I want to make the market a little easier for you to understand.
